  • The FHOA PROPOSED Budget for 2026 was presented, opened to public comments, and passed unanimously at the Quarterly Meeting on October 30, 2025. 

  • There will be no increase in FHOA assessment fees for 2026.​

  • Review reserve funds and expenses to ensure the community remains financially healthy and maintained

Capital Reserve Account Interest

Investigate possibility of achieving higher Interest rates for a portion of the Capital Reserve Account

Contract Renewals

  • Snow Removal - A&M Contract expires in 2026

  • Property Management - CPM contract expires in 2027

  • Update outdated document

  • Updated Exhibit "C" By-Laws and Fine Fee Schedule will be reviewed by the HOA Attorney.

  • Once reviewed both documents will be presented the Community for a vote. 

  • Upon passing the Exhibit "C" By-Laws will be registered with Burlington County.

Project Summary - Investigated ways to reduce cost for printing the Quarterly Newsletter.

  • Printing the newsletter at the Burlington County Library reduces annual costs from original estimate of $426.02

  • Estimated 2026 Budget for all Quarterly FHOA Newsletters: $185.02

  • First Quarter costs: $71.02 ($38.00 for 95 Newsletters + $33.02 for 500 - 9" x 12" Door Hangers)

  • Second - Fourth Quarter estimated costs: $38.00/Quarter      

  • Approximate Annual cost per household: $2.00

  • Approximate cost per newsletter for each household: $.50 

  • Work to be completed by Board, or Board Representatives, to facilitate distribution of the Quarterly Newsletter:

    • Compose Newsletter

    • Submit print job to library​

    • Pick up and pay for Newsletter (a reimbursable expense)

    • Staple Newsletter pages together

    • Insert Newsletter into door hangers

    • Deliver door-to-door​
