• The Annual Spring Inspection was conducted on May 18th.​​

• On May 22nd courtesy violation emails and letters were sent to Homeowners who need to address violations.​​

• If you did not receive a notice, you were in compliance. ​​

• If you received a courtesy violation notice and notify CPM that you resolved the violation, you will receive notice from CPM that the violation has been closed.

• The FHOA PROPOSED Budget for 2026 was presented, opened to public comments, and passed unanimously at the Quarterly Meeting on October 30, 2025. 

• There will be no increase in FHOA assessment fees for 2026.​

• ​Budget 2026 - APPROVED

• Evaluate current funding levels, future repairs and replacement needs, and overall expenses

• Review reserve funds and expenses to ensure the community remains financially healthy and maintained

• Keep homeowners informed

• The Board investigated possibility of achieving higher Interest rates for a portion of the Capital Reserve Account
   

• At the July, 2026 Monthly Board meeting the Board voted to transfer a portion of the Capital Reserve funds to a higher interest bank account that Corner Property Management will oversee.

• On 8/17/2026 four First Citizens Bank Certificates of Deposits were established by Corner Property Management in behalf of the FHOA

• Snow Removal - A&M Contract expires in 2026

• Property Management - CPM contract expires in 2027   

• Updated Exhibit "C" By-Laws and Fine Fee Schedule was reviewed by the HOA Attorney.

• Exhibit-C Bylaws documents and Fine Fee Schedule delivered to Homeowners the week of February 23rd with door-to-door anonymous voting scheduled for the week of March 30th

• The final results were as follows:

  • Thirteen homeowners were not in good standing.

  • Of 78 eligible homeowners, 52 voted Yes.

  • 74% of eligible voters approved the revised Exhibit C Bylaws.

• Once the approved Exhibit C Bylaws document is registered with Burlington County, the associated FHOA Fine & Fee Schedule will be implemented by the Board. The community will be notified of the effective date prior to enforcement.

• Project Summary - Investigated ways to reduce cost for printing the Quarterly Newsletter.

• Printing the newsletter at the Burlington County Library reduces annual costs from original estimate of $426.02

• Estimated Annual Budget for all Quarterly FHOA Newsletters: $185.02

• First Quarter costs: $71.02 ($38.00 for 95 Newsletters + $33.02 for 500 - 9" x 12" Door Hangers)

• Second - Fourth Quarter estimated costs: $38.00/Quarter      

• Approximate Annual cost per household: $2.00

• Approximate cost per newsletter for each household: $.50

• In July, 2025 the Volo Alert Company dissolved its business

• The FHOA has transitioned to the Corner Property Management (CPM) Vantaca emails as our primary communication platform. Going forward, all FHOA community notices, including emergency and routine updates, will be delivered through the CPM Vantaca system.

• Monitor website usage to identify if site is needed beyond 2026 

• Identify alternate means of communicating Board related information to Homeowners if Website is discontinued
